Keeping your home showing-ready will take a lot of work, but your efforts will ensure that you are able to receive buyers at their convenience. Buyers may only have a few hours at a time to look at homes, you’ll want to make sure that yours is available as often as possible, looking it’s best, and secure.
Here are a few things to keep in mind before every showing:
Clean and declutter the way it was when it was photographed
Make all the beds as neatly as possible
Put away any wet towels and put all the toilet seat lids down
Put away dishes, food, and pet bowls
Wipe down any counters, door handles, and cabinet handles
Ensure that the floors are clean
Open all curtains/blinds
Turn on all lights before you leave for a showing
Hide any valuables such as jewelry, prescription medications, etc. or, better yet, take them with you
Hide all paperwork especially bills and envelopes with your name on them as we don’t want potential buyers to know who you are
Turn off alarm systems and lock all doors
The buyer’s Realtor will use the lockbox key to enter/exit if we’re not accompanying them and should turn off all lights and lock the door when they leave
If you can, it is best to take your pets with you, otherwise please secure them safely
Please display any of our marketing materials out on the dining table or counter
While it is important to put your best forward and appeal to all five senses of buyers, be careful not to overdo it. An open window allowing fresh air in may be better than spraying air freshener in every room. Buyers may wonder what you are trying to cover up rather than appreciating your extra efforts.
