Now that you’ve selected your Realtor (that’s us, thank you!), we need to help you get ready to list your home on the market. Before we offer a step by step guide there a couple of things we will need you to do:
At the first initial meeting, we had you sign a couple of documents. Now that you have decided to list with us, we will have a lot more. We will drop these off at your home in person or email them using an electronic service such as Docusign. These documents will include an authorization and exclusive right to sell agreement, disclosure forms, and an AK Multiple Listing Service (AK MLS) form to help us identify all of the details of your property. All of these forms are very important. Please take your time in completing them and get them back at your earliest convenience.
Strategic Marketing Plan
As soon as we have your first set of documents in hand, we will start developing a strategic marketing plan for your home. This plan will include a strategic mix of media that we believe will be the best approach to get your listing in front of the most qualified buyers. This plan may include photography, video, online advertising, printed brochures, broker open houses, etc. It will be launched as soon as your home is listed on the AK MLS. Then, we will review online and showing metrics to revise our strategy as necessary.
Set a Date
Now that you have started the ball rolling, it’s time to pick a date to “go live” and list your home on the AK MLS. You will need to make sure that prior to this date, that your home is decluttered, staged, well-cleaned, and that everything you decided to fix is fixed and in working order. We will need about a week’s notice to successfully launch a well-executed marketing strategy that will elicit as many showings as possible within the first week or two. If there are any timing issues, please let us know and we will discuss a delayed marketing listing.
It is imperative that we do everything we can to ensure a strong negotiating position. This means taking steps to protect your information. Online this means taking actions like changing your privacy settings on social media such as Facebook, so that only friends can see your posts. Yes, you can share that you are moving, but refrain from why (divorce, big new job, having a baby). Similarly, it is best to hide paperwork (paychecks, diplomas, work logo wear) and photos (work and family) in your home that may reveal personal information that could give any buyers the upper hand.
Top 10 List
Many buyers will only spend about 15 minutes in your home. Depending what time of day they come, what season they come, or what the weather was like that day may really impact their impression of the home. To help make your home stands apart from others, we highly encourage you to take a few moments with your family and create a top ten list of all the reasons you loved living in your home. These are the feel-good things that can’t be captured in the AK MLS listing. Examples in Anchorage might include the coffee shop/brewery you can walk to, how your neighbors hang out in their front yards in the summer or all pitch in for Halloween, how quiet your streets are on weekend mornings, or pretty the weeping willows are in the spring and fall, etc. Click here to create your Top 10 List.
