The final walk through usually occurs the night before closing or the morning of closing and is a chance for the buyer and the buyer’s Realtor to walk through the property and make sure it’s in the same condition as it was during the inspection. Generally, the walk through takes about 15 minutes. It’s best if you are completely moved out and the home has been thoroughly cleaned by the time the walk through occurs. We will meet the buyer and Realtor at the home and explain any logistics that they should know such as when trash is picked up and any mail delivery or parking instructions
The purpose of the walk through is for the buyer and their Realtor to ensure that the property is substantially in the same condition as it was when they made an offer and that any repairs or remedies that were agreed upon have been completed. The buyer and Realtor will check to ensure that all the appliances are in the home and in working order. In addition, they will make sure that the property is clean and that nothing has been damaged in the process of you moving out or during the repairs.
Only the buyer and their Realtor should be present for the walk-through and they will not be allowed to move in any items until after the closing. Following the walk through, the buyer will be asked to sign an inspection document which will be forwarded to you for you acknowledgement. Finally, we will make arrangements (usually at the walk-through) to give the buyer’s Realtor the keys and any garage door openers. The buyer’s Realtor will give these to their buyer at the end of closing.
