Timing
Determining when to sell your current home is complex. Some circumstances may dictate that you need to sell your property immediately. Take comfort in knowing that despite our extreme seasons, we do have a year-round real estate market if you need to sell and/or buy.
If you have the option to choose your timing, take in account the seasons and holidays. In Anchorage, most homes are listed on the market in the spring. The holidays have past, the school year is nearly complete, and homes look their best with fresh green grass and leaves on the trees. While this brings out a lot of buyers, it translates into more inventory. You’ll want to make sure your home stands out in this market.
By comparison, in the winter months (first snowfall (October) to February) there will be a lot less inventory and fewer buyers. Standing out won’t be hard, but offers tend to be lower. It is advisable to avoid the holidays as tensions run high, many contractors are on vacation, and budgets run low meaning lower offers.
Finances
One of the first questions, you will likely have is how much you can expect to make when selling your home. This is a two-part question that will require an understanding of what your home’s current value is and estimating what the costs of selling your home will be. Knowing these answers will help you determine how much you can afford on your next property, how much you will need for a new loan, and what price range you can begin using for your next home search.
Professional Team
Selling your home can typically take 3-6 months and involve many professionals and service providers. From a mortgage lender, title company, financial planner, housecleaners, photographer, stager, plumber, electrician, painter, roofer, etc., many hands will work to get your home sold. Partnering with a Realtor to manage this team and walk you through the steps to selling your home is imperative. The goal for every real estate licensee is to secure an offer early for the highest price, to close as early as possible, and to alleviate any stress along the way. The more we can do for you, the more you can focus on other things like moving to your next home.
